This redevelopment maintains the current unit count and is fully compliant with a Type 2 resiliency waiver, ensuring that it meets all necessary regulatory requirements while prioritizing sustainability and long-term resilience.

Features

In line with Palm Beach County's Resilience Action Plan, Beach Sound incorporates a range of innovative strategies designed to enhance sustainability, stormwater management, and energy efficiency. The development will be built to withstand storm surges and extreme weather events, with elevated critical infrastructure and robust flood protection measures that comply with the latest (FDEP) Florida Department of Enviromental Protection (CCCL) Coastal Construction Control Line regulations and FEMA flood map guidelines.

We utilize an innovative Deep Soil Mixing (DSM) methodology for foundation construction, prioritizing sustainability, efficiency, and minimal environmental impact. DSM is a vibrationless, environmentally-friendly technique that involves blending the existing soil with a cementitious mixture to create a durable, impermeable layer of "soilcrete." This solid layer, formed at both the bottom and sides of the foundation, ensures a dry basement while providing enhanced structural stability.

 

Key benefits of this method include:

  • No Dewatering: Traditional foundation methods often require dewatering to manage groundwater, but DSM eliminates this need, protecting the water table and reducing the risk of groundwater contamination.

  • Reduced Carbon Emissions: By removing the need for continuous dewatering pumps, DSM significantly cuts down on energy consumption and carbon emissions, contributing to a more sustainable construction process.

  • Minimized Noise and Vibration: Unlike conventional vibratory equipment, DSM is a vibrationless process, reducing noise pollution and preventing any potential damage or disruption to adjacent structures.

  • Eco-Friendly Construction: The absence of heavy, energy-intensive machinery further minimizes environmental impact, making DSM a cleaner, quieter, and more resource-efficient option for foundation construction.

The ground floor will serve as the building’s arrival level, featuring a welcoming lobby, mail and package room, administrative office, and an array of resident amenities, including a fitness center, yoga studio, and lounge area. Floors 2 through 6 will each house two units per floor, while the top two floors (7 and 8) will feature one expansive unit each. The elevated lower roof will offer an exclusive amenity area, including a swimming pool with stunning views.

 

In addition, the project will use materials that meet or exceed current building code standards for wind resistance, further ensuring the building's safety and durability.     The construction start date is contingent upon county approval, which is estimated to take 12–24 months. Based on this timeline, project completion is anticipated between late 2029 and early 2030.

    The new building will be 8 stories compared to the current 4-story structure, compatible to neighboring developments. While the total number of units remains the same (12), the unit sizes and layout have been optimized. The proposed development includes a variety of 2- to 7-bedroom units ranging from 3,200 to 9,800 square feet, providing a broader range of spacious living options.
  • What amenities will the new development offer?
    The Beach Sound Condominium will include the following amenities: Ground Floor: Lobby, mail and package room, and administrative office Fitness room Yoga studio Lounge area Elevated amenity area with a swimming pool (on the lower roof level)
  • How will the development address potential strain on local public services such as schools and emergency services?
    Since the new building will have the same number of residential units as the previous one, it is not expected to strain public services. Additionally, the project is undergoing the necessary studies to align with local public service capacity.
  • Will the foundation construction be safe for the adjacent buildings and environment?
    Yes, the foundation construction using the Deep Soil Mixing (DSM) method will be safe for adjacent buildings and the environment. This innovative method eliminates the need for heavy vibratory equipment and dewatering, which significantly reduces the risk of vibrations and soil displacement that could affect nearby structures. Since DSM uses a vibrationless system, it minimizes the potential for structural damage or disturbances to adjacent buildings that could occur with traditional foundation construction methods. Additionally, by not requiring dewatering, the DSM method helps protect the water table, reducing the risk of water-related environmental impacts. It also minimizes carbon emissions because it eliminates the need for continuous pumping equipment, contributing to a more environmentally friendly construction process. The reduced noise pollution from not using vibratory equipment further enhances the safety and comfort of the surrounding environment. Overall, DSM offers a safer and more sustainable alternative to traditional foundation construction.
